Neighborhoods

Thirty-four neighborhoods and counting

Francisco has closed transactions in thirty-four HAR neighborhoods across Montgomery, Harris and Liberty counties, including 1960 and Cypress, Cypress Creek North, Champions, Atascocita and the Cleveland area. These are the markets he works most.

Area 01

The Woodlands

Master-planned villages, mature trees and the strongest executive relocation demand in the corridor. Resale inventory varies enormously by village, and pricing a Woodlands home off a county-wide average is how sellers leave money behind.

Area 02

Spring

Francisco’s home base. First-home and move-up inventory close to the 45 corridor, with a wide spread between older Klein-area subdivisions and the newer sections north of the Grand Parkway.

Area 03

Conroe

Lake Conroe living, acreage and fast-growing newer subdivisions. Waterfront and water-access pricing behaves nothing like the rest of Montgomery County and needs comps chosen carefully.

Area 04

Cypress

New construction and established family neighborhoods on the northwest side, with strong builder activity and school-boundary sensitivity that moves value street by street.

Area 05

Porter and New Caney

Some of the most affordable new construction within reach of the metro, along the 59 and Grand Parkway corridors. Francisco closed in Porter as recently as August 2026.

Area 06

Montgomery and Magnolia

Acreage, lake access and semi-rural lots for buyers who want land without leaving the commute behind. Septic, well and floodplain questions matter here more than anywhere else in the market.

Ask about your subdivision

If your neighborhood is not here, it does not mean he does not work it. Send the name and he will tell you honestly what is happening in it, and whether he is the right agent for it.

Neighborhood images on this page are representative AI-generated concept photography of these communities, not photographs of specific listings.

Let us work together
